  • Site Acquisition/Tenant Leasing:
    • Site Acquisition Services - Identify and secure new purchase or lease locations based on clients' needs.
    • Investment Analysis - Review investment value based on client's investment criteria, including financial and market analysis.
    • Lease Analysis – Identify Tenant lease options and cost implications. Implement cost effective strategy to assist with lease negotiation.
    • Financing - Work with client's lender to evaluate, negotiate and secure best available financing option.
    • Zoning/Permitting - Review and analyze current zoning environment and provide advisory services as required to bring property into compliance with proposed uses.
    • Construction/Improvements - Coordinate required construction services to implement cost effective and market-responsive improvements to maximize value for client.

  • Sales/ Leasing:
    • Asset Analysis - Analyze the asset with the objective of maximizing sale value or lease income. The review process includes current lease analysis, asset condition review, recommended improvements and regulatory and/or permitting analysis.
    • Asset Marketing - ACO provided transactional brokerage services to clients to ensure maximum value for client. ACO's principals will act on behalf of client to secure a purchaser or tenant, and will aid client in all aspects of negotiation of sale/lease.

Representative Transactions:

  1. 119 Genessee Lane, Amsterdam, New York - ACO represented a local investor in the acquisition and leasing of this 56,800 square foot industrial facility. The property is currently tenanted by Power and Composite Technologies, LLC (PCT) and Z-Core Drilling and Concrete. ACO provided turn-key real estate services to First Hand Development which included representation in the lease of the premises to PCT along with property acquisition, due diligence and investment analysis.

  2. Malta Sports Center - ACO worked on behalf of local medical client whose needs included expansion to a new market in central Saratoga County. ACO analyzed local market trends, identified alternative locations, and secured a parcel on behalf of client. ACO provided advisory services for subdivision and approvals for new medical building and has since successfully leased the additional space in the building on behalf of client.

  3. Route 9N, Saratoga Springs, New York - ACO represented an out of state owner in the turnkey evaluation and disposition of this development asset. The 16 acre property was evaluated from a highest and best use perspective and subsequently positioned for a multi-parcel sale to 4 separate but complimentary seniors housing developers.
